Case Description

My tenants called me up out of the blue, explaining to me how they noticed black mould forming on the outside of the unfinished jip-roc in the basement, and that there looked to be water damage on the walls and floor in the basement bathroom as well.

Upon further investigation, we discovered that in the upstairs bathroom one of the pipes that was encased within the bathroom wall had broken away from the main pipe.

Anyway, we reported the issue to our insurance company and the adjuster told us (after he inspected the damage) that the damage was not classified as "sudden or accidental"; therefore, our insurance policy would NOT cover the damages, and that we would be "out of pocket" on this one ourselves.
