Commercial Lease Tenant Breaks Written Agreement

Case Description

About 3 months ago, we leased some commercial space to a new (incorporated) tenant. We did up a very detailed lease agreement, which was mostly in our favor.

The lease agreement clearly states that any issues need to be brought to our attention via written notice.

About 1 week ago, the tenant claimed that he was not happy about a couple issues, and was going to move. He told us this in writing.

According to a our lease agreement, he is clearly breaching the contract.

To top it off, he is demanding the security deposit and last month's rent to be returned to him or he will file claim.

He is a used car dealer and some assets which we can seize, but we need help on the legal end of things. We're hoping to find some help on a contingency fee basis.
